Who we’re looking for:

Essential duties and responsibilities:

  • Supervise building staff members including, assigning work, coaching and developing staff, hiring and disciplinary actions
  • Show vacant apartments to prospective tenants
  • Perform move-out inspections for vacating tenants
  • Collect and properly record rent and any late fees
  • Issue notices of delinquency and coordinate eviction efforts when necessary
  • Complete and oversee maintenance and work orders, such as arranging for carpet cleaning, painting, and other necessary routine maintenance
  • Listen to and address tenant complaints
  • Keep the property clean and properly maintained
  • Keep mechanics of property properly maintained and up to code

Qualifications, skills and abilities:

  • 3-5 years Superintendent experience in a rental building
  • Working knowledge of city, state and federal programs and regulations
  • Strong experience with repairs, maintenance, mechanicals
  • Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting and collection departments
  • Able to communicate through emails Word and Excel programs
  • Must have excellent organizational skills
  • Strong leadership with a proactive approach to problem solving, required
  • Customer Service oriented with the ability to keep calm in stressful situations
  • Must be able to respond quickly to Emergencies
  • Gas, Fire and Flood
  • Position requires hands on ability to maintain property (Landscaping a plus)
  • Experience with Paycom, Yardi and Log Check a Plus
  • Work Closely with the PM and Facilities team
  • Submit Daily Recaps to Upper Management
  • Standpipe, Sprinkler plus FACP licenses a plus
  • Bilingual a plus. Rental building experience a plus
